Broward County is really two painting markets. East of Federal Highway you have Fort Lauderdale's canal and waterfront homes — over 165 miles of navigable waterways — where salt spray, splash-back off the seawall, and constant moisture attack the first eight feet of every exterior wall. West of I-95 you have the master-planned HOA communities of Coral Springs, Coconut Creek, Weston, and Plantation, where the challenge isn't salt at all: it's matching an approved community color palette exactly and finishing on the schedule the association agreed to.
Those two jobs need different specifications. Waterfront properties get marine-grade primers over properly neutralized substrates and elastomeric coatings rated for wind-driven rain. HOA work gets color-matched to the association's approved scheme, documented for the board, and staged so residents keep access to their driveways and walkways throughout.

Do you work with HOAs and condo associations in Broward County?
Yes. HOA and association work is a large part of what we do across Coconut Creek, Coral Springs, Weston, Plantation, and Pembroke Pines. We work from the community's approved color palette, provide written scopes and documentation your board can review, and schedule phases so residents keep access to their homes throughout the project. If your association needs a proposal formatted for a board vote, we can prepare that.
How often should I repaint my home's exterior in Fort Lauderdale?
Most Fort Lauderdale exteriors need repainting every 5 to 7 years, but location matters more than the calendar. Homes directly on a canal, the Intracoastal, or the ocean take constant salt spray and often need attention closer to every 4 to 5 years, especially on the seaward-facing walls. Inland homes in Coral Springs or Weston with good surface prep can stretch toward 8 years. Early warning signs are chalking that rubs off on your hand, hairline cracking in stucco, and paint lifting near the base of walls.
How much does it cost to paint a house in Fort Lauderdale?
It depends on square footage, how many stories, the current condition of the stucco or wood, how much surface repair is needed before coating, and the products specified. A single-story home needing light prep is a very different job from a two-story waterfront property needing seawall-side substrate repair and elastomeric coating. We give free written estimates that break out prep, materials, and labor separately so you can see exactly what you're paying for rather than a single lump-sum number.
When is the best time of year to paint in South Florida?
Our dry season, roughly November through April, is the easiest window — lower humidity and fewer afternoon storms mean better cure conditions and fewer weather delays. That said, we paint year-round. During the summer rainy season we start early, watch the radar closely, and plan each day's work so coated surfaces have time to set before the typical afternoon storms roll in. Interior work is unaffected by season.
Do you paint waterfront and canal-front homes?
Yes, and they get a different specification than inland homes. Salt-contaminated surfaces have to be properly washed and neutralized before any primer goes on, or the new coating will fail no matter how good the paint is. We use marine-grade primers and coatings rated for wind-driven rain on the exposed elevations, and we pay particular attention to the lower portion of walls near seawalls and docks where splash-back does the most damage.
