Miami-Dade Is a Vertical, Association-Run Market
More than anywhere else in South Florida, painting in Miami-Dade means working with buildings rather than just houses. Condo towers in Brickell and on Miami Beach, mid-rise associations in Coconut Grove, and the concrete-block-and-stucco construction that dominates Kendall, Hialeah Gardens, and Homestead all bring the same reality: the decision-maker is usually a board, the work happens while people are living there, and access is scheduled rather than assumed.
That shapes how we work here. Exterior coating on a mid-rise is coordinated around resident access, parking, and building management. Substrate matters too — concrete block and stucco crack differently than the wood-frame construction painters train on elsewhere, and the repair has to be right before a single drop of coating is applied. Buildings going through Miami-Dade's structural recertification often pair concrete repair with a full exterior recoat, and the sequencing between those two trades has to be planned, not improvised.

Do you paint condo buildings and HOA properties in Miami-Dade?
Yes. We handle exterior and common-area painting for condo associations and HOAs throughout Miami-Dade, including Brickell, Miami Beach, Coconut Grove, and Kendall. We coordinate with property managers on resident notice, parking and access, and phased scheduling so the building stays functional during the work, and we provide written scopes and documentation boards can review before approving.
How often should exterior paint be redone in Miami?
Plan on every 5 to 7 years for most Miami-Dade properties. Buildings on Miami Beach, Key Biscayne, or otherwise directly exposed to ocean salt spray often need it sooner — closer to 4 to 5 years on the exposed elevations. Inland properties in Kendall, Pinecrest, or Homestead typically last longer. The clearest signals it's time are chalking, color fade on the south and west walls, and hairline cracks opening in the stucco.
Can you paint during Miami's rainy season?
Yes. We work year-round and plan around the weather rather than waiting it out. In summer that means early starts, close radar monitoring, and sizing each day's work so freshly coated surfaces have time to set before the typical afternoon storm. Interior painting isn't affected by the season at all. If your project has a hard deadline, we'll tell you honestly how the season affects the schedule before you sign anything.
Do you repair stucco and concrete before painting?
Yes, and on Miami-Dade's concrete-block-and-stucco construction it's usually the part that determines whether the job lasts. We address cracks, spalling, and failed previous patchwork before any primer goes on. Painting over unrepaired stucco cracking hides the problem for one season and then reopens through the new coating. Our estimates break out the repair scope separately so you can see exactly what surface work is included.
